1. Property preparation

You can call me when you are thinking of selling to discuss what options are available and to help you formulate an overall plan. This can involve discussions around:

- Current market conditions and forecasts
- Consultation over what work needs to be done on the property to be ready for marketing and to maximise the potential return (I’ll even help formulate a list of ‘things to do’ with you if you like)
- Approximate timelines for the entire marketing plan

I have experience with a variety of related property service businesses, and can refer trusted service providers.

2. Pre-marketing appraisal

An essential step before anyone can list their home with a professional agency is the preparation of a Comparative Market Appraisal (CMA).This appraisal will give owners a guide as to the likely selling range for their home in the current market conditions. I can provide this appraisal as a no cost, no obligation service.

3. Property marketing

The property marketing sector is a very crowded space. In a market the size of Auckland, there are a huge amount of properties presented for sale at any one time. For this reason, the marketing plan that you decide upon is critical if you want your home to stand out from the crowd.I offer a customised marketing strategy for every home owner I work with, not just an ‘off-the-shelf’ solution.

I will work collaboratively with you to build a strong plan that we can both feel confident with.I will show you all the options (and costs) available in print, digital, and social media, and explain the benefits of each channel. Once completed, the end product will be a strategy that has had your input, and I will give my assurance that it will do the job of getting a premium sale result.

You should see the funds you direct toward your marketing as an investment, rather than a cost. The quality of your marketing can directly affect the price you achieve on your sale. The higher the quality of your marketing, the higher your potential return can be.

4. Managing the marketing/selling phase

Once your home is listed on the market and your marketing plan has commenced, the hardest part is behind you. From here, I manage the whole process and report back to you informally on an almost daily basis, and formally with a weekly written activity report.Your role in the partnership at this time is to maintain your home and property to a ‘viewing standard’.

I will manage the buyer enquiries, private viewings, open homes, buyer follow up calls, marketing updates, sending of electronic property files, facilitating building inspections, the preparation of pre-auction offers (or standard offers for purchase), and many more tasks that ensure the process runs without a hitch and delivers you the maximum buyer competition possible.

5. Post-sale tasks

Once your sale is secured, there are still some important tasks to complete after your agreement for sale is completed.In the case of a conditional agreement being reached, I will monitor the various conditions of sale, and the dates that they are to be satisfied by.

This often involves further involvement to facilitate access for such things as building inspections, registered valuations, and rental appraisals.Even unconditional sales require good levels of communication with both parties’ legal representatives to ensure that everything runs smoothly on settlement day.

6. Congratulations

This is one of my favourite moments in real estate. Once a sale is secured and finalised, I enjoying personally delivering a lovely congratulatory gift to my valued clients to help them along with their celebrations, and to thank them for the commitment they have shown to their partnership with me.
