My role in real estate is split between representing home owners in the marketing of their property, and helping families find their next home.
During ‘hot market conditions’, the selling side of things seems to run pretty smoothly for most. However, this same buoyant market condition can make finding a home to purchase quite a challenge. I am regularly hearing that there are not a lot of homes available for buyers to view, and that the good properties are selling so quickly.
With this in mind, there are several advantages to having me assist you with your property search…
I will collect your buying criteria (your wish-list) and enter this into a search program. This program will display all of the Barfoot & Thompson property listings that suit your needs.
I can send you a regular e-mail update of new listings that might suit you. I am able to access all the property information and documents for you, and arrange viewings for any Barfoot & Thompson listing. This demonstrates the unique advantage that our non-franchised structure provides both buyers and sellers.
Sometimes I am aware of a property coming up for sale, which is not yet available in our listing system. Although legally I am unable to actually show you these properties, I can at least give you a ‘heads up’ so you are ready to act decisively when the listing goes live.
I can be your one point of contact at Barfoot & Thompson. Buyers I work with seem to prefer having one agent to direct all their enquiry to, rather than dealing with multiple agents across a selection of properties.
Once you have found a home that you wish to pursue, I can assist you with the process of securing the purchase. In the case of a home offered for sale outside of the auction environment, my service to you would involve preparing your written offer for presentation to an owner.
This service may include me helping you coordinate due diligence tasks such as obtaining a building inspection report, a registered valuation, or a rental appraisal. In the case of an auction listing, my role will entail working with you throughout the pre-auction process (including possibly submitting a pre-auction offer if that option is available), right through to advising you on an auction day strategy to maximise your chance of success. Some buyers have even asked me to bid for them at the auction.
